Property Development

Property Development is our passion

Over the past five decades Old Mutual Property has shaped our city skylines and defined our landscape, while also providing competitive investment returns.

Our property development team actively identifies areas of land and real estate that offer the greatest potential for maximum returns. The selection of suitable properties is influenced by factors such as the need for sector diversification and node domination.

Our recently developed properties are in line with South Africa's Green Building principles, which limits the impact our buildings have on the environment.

Our portfolio of award-winning developments in retail, industrial, office and mixed-use developments have set the benchmarks in inner city rejuvenation, the creation of authentic town centres and the supply of facilities to previously under-serviced areas.

Factors influencing property selection:

  • Sector diversification: Appropriate sector diversification across retail, office and industrial real estate enables us to take advantage of changes in the property cycle.
  • Node domination: Preference is given to shopping centres that dominate their shopping surroundings. We have a preference for super-regional shopping centres
(malls of 50 000m2 to 100 000m2 or more) as they provide a defensive element more resilient to an economic downturn.
  • Appropriate tenant mix: Using state-of-the-art systems, our research team has a proven track record of successfully combining the right mix of quality national retailers and niche/lifestyle stores to attract a high volume of shoppers.
